Why waterfront still holds in the Emirates

Every cycle, someone declares the waterfront over. Every cycle, the next Palm, Creek or island plot still clears. The reason is dull: the UAE does not make more coast, and the people who can buy it do not disappear.

That is not a licence to ignore the numbers. A floating villa at AED 22 million with a promised yield is a different animal from a Maryam Island terrace you can walk to the Gulf from. Branded islands in the Northern Emirates are a ten-year story, not a two-year flip.

We like waterfront when the developer has built before, the access is real, and the service charge will not eat the rent. We are cooler when the only amenity is a rendering of a marina.

If waterfront is the brief, say how you will use it. A weekend line on Maryam and an Aljada one-bed for the week can be a better pair than one trophy that sits empty.
