Who is Perfect Legacy Real Estate?
Perfect Legacy Real Estate L.L.C covers all seven emirates — flagship at Omran Tower, Sharjah, with a second desk in Business Bay. Off-plan, ready homes, rentals and the occasional commercial floor.
Can foreigners buy in Sharjah?
Yes, in designated freehold communities — Aljada, Masaar, Maryam Island, Tilal City, Nasma among them. You receive a title deed. Older districts can be leasehold; we tell you which is which before you reserve.
Can foreigners buy in Dubai?
Yes. Freehold in designated communities — Palm, Downtown, Dubai Hills, Business Bay, the Islands. A UAE visa is not required to purchase. We handle the SPA, DLD registration and handover.
How does off-plan payment work?
You reserve a unit, sign the developer’s form, and pay against a published plan — 45/55 and 35/65 are common in Sharjah; 80/20 and 1% monthly in Dubai. Every project on this site shows the schedule so you can see cash-flow before you speak to us.
How is this different from Property Finder or Bayut?
Portals list what is already advertised. We work from the developer’s current inventory: today’s unit, today’s price, a named advisor on the Sharjah desk. A brokerage, not a portal.
Do buyers pay you a fee?
No on off-plan — commission is covered by the developer. A secondary sale or rental mandate is agreed in writing before we market anything.
How quickly do you reply?
The same business day, usually. You receive a shortlist: unit types, sizes, the payment plan and starting prices. WhatsApp is fastest.
Which emirates do you cover?
All seven. Sharjah first — Aljada, Masaar, Maryam Island, Al Khan. Then Dubai, Abu Dhabi, Ajman, Umm Al Quwain, Ras Al Khaimah and Fujairah when the launch or the brief is worth it.

What is Tasleem?
Tasleem is Sharjah’s tenancy registration. Without it some utilities will not open. We file it with the signed contract. Dubai’s equivalent is Ejari — we do both.
What is the transfer fee in Sharjah?
Sharjah Real Estate Registration fees are not Dubai’s 4% DLD copy-paste. We put the current circular on the file the week you sign. Do not budget from a Dubai calculator.
What is the DLD transfer fee in Dubai?
The Dubai Land Department transfer fee is 4% of the sale price on a typical ready home. Off-plan Oqood registration is usually 4% as well. Confirm the circular on the day you sign.
Does buying property give a Golden Visa?
A qualifying purchase — typically AED 2 million and above — can support a UAE Golden Visa. The threshold and documents change. We confirm the current ICP circular before you rely on it.
What does 80/20 mean?
You pay 80% of the price during construction and 20% at handover. 70/30, 60/40, 45/55 and 35/65 work the same way. The booking fee sits inside the construction share.
Is off-plan money held in escrow?
In Dubai, yes — DLD-regulated escrow and Oqood. In Sharjah, payments follow the developer’s regulated account and Sharjah Real Estate Registration. We show you the paper trail before the first cheque.
How do I rent an apartment in Sharjah?
Choose a unit, pay a deposit, sign the tenancy contract, then register Tasleem. Cheques are usually one to four. We stay on the file until you have keys.
