Why we put Sharjah first

Dubai still gets the headlines. Sharjah is where the numbers, the families, and the freehold finally line up.

We are licensed in two emirates. We chose to lead in one of them. Sharjah is the flagship because that is where a serious buyer can still buy a home, not a brochure.

Aljada has a studio you can actually finish. Masaar has a townhouse a family will live in. Maryam Island has water. Al Khan has a resale market. Al Nahda has a yield. That is a full book — not a Dubai leftover list.

The ticket is 25 to 40 percent below a comparable Dubai community. Gross yields on the right Aljada or Al Nahda one-bed still clear six to eight percent. Freehold for all nationalities has been settled law in the designated zones since the 2022 Sharjah Executive Council decision. The excuses expired.

We do not pretend Sharjah is Dubai with a discount. It is more conservative, more family, and slower on nightlife. That is why the tenants stay. If the brief is a branded penthouse and a marina walk, we will take you to Business Bay. If the brief is a life and a return, we start at Omran Tower.

Leading is not a plaque. It is being on King Abdul Aziz Road, walking Aljada on a Tuesday, and knowing which Maryam line actually faces the Gulf.
