Aljada, Masaar or Maryam Island?

Aljada is the city. Arada’s 24 million sq ft beside University City: apartments, townhouses, Il Teatro, Madar, schools. Studios from the low-to-mid AED 400s, one-beds that still make a rental story, and a resale market that actually moves. If you want a masterplan and a commute, start here.

Masaar is the garden. Fifty thousand trees in Al Suyoh, townhouses and villas, Reigate Grammar landing. You are buying a house, not a yield spreadsheet. Payment plans of 35/65 and 40/60 are common; handover is staggered through 2026–28 depending on the district. Families who would have bought Dubai Hills five years ago sit here now.

Maryam Island is the water. Eagle Hills, a 900-metre promenade, Arabian Gulf. One-beds from the mid-AED 700s on current asking. Service charges are not Aljada-cheap. Buy the view you can see from the balcony, not the one in the brochure.

Nasma is the fourth conversation: Arada’s first community, handed over, lived in, no construction risk. A three-bed townhouse still prices under a two-bed in JVC. We show it when the client wants keys this quarter.

Bring the budget and whether you will sleep there. We will not sell you a forest villa because the render is green.
