How freehold actually works in Sharjah
Designated zones, title, Golden Visa, Tasleem. The circular on the day you sign is the one that counts.

Foreign nationals can own freehold in Sharjah’s designated communities — Aljada, Masaar, Maryam Island, Tilal City, Nasma among them. This is not a grey area. The Sharjah Executive Council settled it. You receive a title deed, you can resell, you can mortgage with a UAE lender who understands the zone.
It is not the whole emirate. Older districts and some family areas remain leasehold or restricted. We will tell you which is which before you reserve. Do not buy a cheap Al Nahda stack assuming it is Aljada paper.
Registration sits with the Sharjah Real Estate Registration Department, not Dubai Land Department. Fees are not a copy-paste of DLD’s 4 percent. We put the current circular on the file the week you sign.
A purchase at AED 2 million and above can support a UAE Golden Visa — the same conversation as Dubai, subject to ICP. We confirm the threshold before you rely on it.
Tenancy in Sharjah is Tasleem, not Ejari. If you are letting, we register it. If you are occupying, you still need it for some utilities. Different emirate, different stamp. We do both.
